Maintenance Maintenance is important to get the expected life out of your roofing system below is some recommended maintenance procedures provided by the NRCA and us to ensure the most out of your new roofing system.
Tips to follow recommended by the National Roofing Contractors Association:
Inspect the roof at least twice yearly, preferably in the spring and fall.
Inspect all roofs after severe weather or storms.
Clean debris from all roof drains.
Remove leaves, twigs, cans, balls, etc., which could plug roof drains.
Notify the roofing contractor immediately after a roof leak occurs.
Do not allow foot traffic on the roof in very hot or cold weather because damage may result.
Do not allow the installation of television or radio antennas, satellite dishes, mechanical equipment or other roof penetrations without notifying the roofing contractor and membrane manufacturer if the roof is under a manufacturer’s warranty, and consulting with them about the methods and details of these installations.
TPO TPO
Performance of rubber with heat-welded seams. Weathering and flexibility of EPDM with hot air welded seams of PVC. White membranes reflect light and cool building interior for energy savings. Fire and tear resistant. Minimal shrinkage for watertight protection you can count on. Wide sheets mean less seams and less labor compared to standard PVC sheets.
Reinforced TPO (white) Lightweight yet extremely resistant to tears, impact, punctures, and wind uplift. Ideal for new construction and reroofing/ restoration. Easily handles buildings thermal expansion and contraction. Minimal Shrinkage. Environmentally friendly.Metal Roofs Metal Roofs (AKA Low Sloped Roofs)
Must first be washed with a special cleaner to remove all dirt & contaminations. Then primed with a metal roof primer & rust inhibitor. After that, we apply a 4"" fabric over every seam embedded in elastomeric rubber. Then every screw head will be covered with a caulk grade elastormeric rubber. We finally apply 2 coats of elastomeric rubber coating which has a 86% reflectivity and 91% emissivity. A Polyurethane Foam System can be applied prior to elastomeric rubber coating (Optional for insulation & additional water proofing). EPDM, Modified & PVC restoration systems can be applied. Elastometric Coatings are a common low cost restoration option.
Mod Bit MODIFIED BITUMEN (AKA Torch Down)
Membranes can be torch applied, self adhered or mopped in place with hot bitumen. They are always surfaced with some kind of protective coating systems. High resistance to weathering and aging. Torch applied seams is the most common practice. Developed over 40 years ago. Modified refers to the addition of plastic or rubber-based polymeric binders to asphalt. Can also be ordered in 9 different colors (Buff, Oak, Chestnut, Weatherwood, Gray Slate and Black)PVC PVC
Been around the longest out of all the thermoplastic membrane systems thus it has been thoroughly tested and improved. Durable system designed to maximize the lifecycle of a roof. White membranes reflect sunlight and cool interior of buildings for energy savings. Flexibility to resist cracking in repetitive extreme low temperatures, -30 degrees. Withstand strong winds. Easy to repair. Ability to be made in a spectrum of colors. High resistance to puncture and impact. Excellent resistance to flame exposure. Good low-temperature flexibility and high-temperature tolerance. In order to accomplish welding for the seams, specialized, electrically powered welding equipment is used. These units inject heated air into the seam area to weld the seams together.EPDM EPDM (Rubber)
Non-Reinforced EPDM is an economical single-ply. Reinforced EPDM is reinforced with tough polyester fabric for superior fatigue, tear & puncture resistance. High resistance to ozone, weathering and abrasion. Black is the only color available in EPDM with a coating and black does not reflect light well which can decrease energy efficiency. White on Black Non-Reinforced EPDM reflects the sunlight & cools the building interior, leading to lowered energy costs. Long roof lifecycle and performance that can be counted on. Thermal Shock durability. Been around for over 40 years.Polyurethane SPRAY POLYURETHANE FOAM
Great for new and existing flat and low slope roofs. Seamless, lightweight, and adheres to almost all substrates. Extremely durable, safe, permanent, and cost effective. Maintenance free. Highest level of energy savings throughout the life of the roof. Extremely versatile and resists ultraviolet rays once coated with the elastomeric rubber, temperature fluctuations, extreme temperatures and wind lift conditions. SPF is produced by a chemical reaction when two liquid components are combined. When they are mixed together a chemical reaction occurs, creating rigid foam. In seconds the foam begins to react and it expands 20 to 30 times its liquid state. Once cured it solidifies. Studies have shown that as much as 40% of a building energy loss is due to heat loss or gain. SPF has excellent water resistance and the ability to air-seal the building. This efficiency contributes to significant energy savings throughout the life of a building.Elastomeric ELASTOMERIC (Rubber)
Applied in a thick, liquid state. Fully Adhesive to almost all substrates. Have Flexible rubber/elastic qualities. Expand and Contract with extreme weather conditions with no damage. Simple non-invasive process; Clean, Prime, Waterproof, Top Coat. Excellent reflectivity and emissivity . Reduces building interior temperatures and help lower energy costs. Long term performance. Durable roof waterproofing and weatherproofing. Much more resistant than traditional roofing to general chemical attack from precipitation and vent missions. Excellent wind lift resisitance. Economical-less labor equals less cost. No dangerous 500 degree asphalts or unpleasant odors. Your money goes to safe sustainable technology materials not excess labor. Advanced chemistry is resistant to dirt pickup. No inconvenience to occupants during installation. |
